The project comprised the complete internal and external refurbishment of two neighbouring two storey buildings in a business park environment, for a fund client.

The works required the existing buildings of 28,000 sq.ft each to be fully refurbished to provide new lettable office space.

Lettable office space works included complete new mechanical services (air-conditioning, ventilation, public health and electrical systems including new Mains installations, suspended LED lighting, fire alarm installations etc. All new services installed are exposed.

Additionally, the underside of floors/roofs were fitted with plasterboard ceilings of various types and new partitions were installed to form new core areas.

Common area and reception works included new LED suspended lighting, linings, plasterboard ceilings, resin type flooring, American Walnut slatted feature wall, matting, etc works.

Bespoke Walnut/Armourcoat reception desk and tenant signage.

WC works included tiled walls (certain locations), Porcelain floors, wall linings and plasterboard suspended ceilings. In addition to this new bespoke American Walnut joinery cubicle fronts and Corian trough sink units with cabinets beneath and mirror cabinets above, containing hand-driers and soap dispensers all formed part of the new WC look. Lighting was provided by recessed LED Lighting.

Externally, the building had all existing curtain walling removed and replaced with new, to Architects design. The roof was overlaid with new Singly Ply system by Sarna.

Car parking and landscaped areas were altered and areas of new permeable and non-permeable paving also added in.
